A four-story apartment building is planned for 25-61 37th Street in Astoria, Queens, replacing a 1920s two-family home. The 40-foot-tall development will feature 7,100 square feet of total space, with 4,998 square feet allocated for residential use, comprising seven rental units averaging 714 square feet each. The masonry-based structure will include a cellar and a 37-foot rear yard.

The project is led by George Sitaras under 25-61 37th Street Partners LLC, with Leo Sguera of Sguera Architecture handling the design. The site is five blocks east of the Astoria Boulevard subway station (N/W trains). Demolition permits for the existing structure were filed in July 2018, but an estimated completion date has not been announced.
