50 Lispenard is a seven-story refurbishment project situated in the heart of Tribeca, New York City. Originally a garment factory and now a historically protected building, the scope of the refurbishment focused exclusively on interior enhancements, with the exception of a carefully designed duplex penthouse addition atop the roof.

The interiors celebrate the building’s industrial roots, with a thoughtful blend of wood, steel, and concrete, evoking its original function while offering a modernized living experience. The duplex penthouse is centered around a dramatic double-height void, with a striking glass bridge that overlooks two expansive outdoor roof terraces, providing an elevated living space that harmoniously combines history with contemporary design.
